Janitorial services · nightly

Janitorial service,
every night it's on the scope.

Janitorial is the recurring after-hours visit that resets a building: trash out, restrooms cleaned and restocked, kitchens wiped down, floors done, touchpoints disinfected. It's the work nobody notices until it's missed.

We run it like an operation. Every room is on a written scope with a frequency, the same crew comes every visit, the crew lead walks the floor back before leaving, and a time-stamped report is in your inbox by morning.

What's included on a nightly visit

The baseline. Your scope adds, removes and adjusts frequency room by room.

  • Mirrors and counters
  • Dispensers restocked

  • Touchpoints: handles, switches, rails
  • Desks and surfaces dusted where clear

The four things that make it work

A walkthrough first

We start by walking every floor and every room. Each gets a line on the scope: what's in it, what gets touched, how often.

A named crew

One crew lead per site and the same crew on the same route every visit. If someone is out, the lead covers it and you're told before the visit, not after.

Checked before we leave

The crew lead walks the building back against the scope: glass, floors, fixtures, handles. Misses get fixed that night.

Reported

A time-stamped visit record and photos of anything flagged, in your inbox before you're awake, and a score every month. Renewals become a conversation about numbers.

How often, and what it costs

Most occupied offices are cleaned three to five nights a week. Light-use suites can run two or three nights with a restroom check in between; medical offices, gyms and daycares usually need every operating night. We'll recommend a frequency and write the reasoning on the scope.

A weekly visit to a 2,000 sq ft office with two restrooms usually runs $300 to $400 in Western Washington; nightly service for the same space costs more per month and less per visit. Price is a fixed monthly number, set after the walkthrough from square footage, restroom and kitchen count, floor types, frequency and how heavily the space is used. Periodic work like carpet extraction and floor finish is listed separately.

Questions about janitorial services

What's the difference between janitorial and commercial cleaning?

Janitorial usually means the recurring, routine cleaning: nightly or several times a week. Commercial cleaning is the broader term and includes periodic floor care, post-construction cleaning, disinfection and day porters.

Is there a long-term contract?

Month to month after the first 90 days. The scope is the agreement; if we're not hitting it, you shouldn't be locked in.

Are you insured and bonded?

Yes. General liability, workers' compensation and a janitorial bond. Certificates are provided with the proposal.

What if something gets missed?

Reply to the visit report or call the crew lead. Misses are fixed on the next visit at the latest, and they're tracked in the monthly score.

We walk the building, write every room and frequency down, and send the price within a few days of the visit. No contract to read yet. Just a visit.
