Pricing
In Western Washington a weekly clean of a 2,000 sq ft office with two restrooms usually runs $300 to $400 per visit, roughly $0.15 to $0.20 per square foot per visit. Bigger buildings and more nights a week bring the per-visit rate per square foot down; restrooms, kitchens and medical rooms push it up.
Those are real quotes from the Seattle area in October 2026. Below is what drives the number, the three ways companies price, and how to compare quotes that aren't written the same way.
The main input. Open office floor is fast; small rooms with lots of furniture are slow.
The most time per square foot of anything in the building. Count them before you call.
Nightly service costs more per month and less per visit than weekly. Most offices land on two to five nights.
Carpet is vacuumed; hard floors are dust-mopped and damp-mopped. Periodic extraction or strip and finish is priced separately.
Paper towels, toilet paper, soap and liners can be in the price or billed to you. Check which before comparing.
Medical and dental rooms, childcare and food areas need specific products and steps, and more time.
Hourly per cleaner. Around $50 an hour per cleaner is common. It sounds simple, but you end up sizing the job yourself: two cleaners for four hours is $400, and nothing says what gets done in those hours.
Per visit. A fixed price for each visit against a list of tasks. Easy to compare, as long as the task lists match.
Fixed monthly, from a written scope. Every room and how often it's cleaned is written down, and the month has one price. This is how janitorial companies price recurring work, and it's how we do it: we walk the building, write the scope and send the price within a few days.
Often, as a starting point. In Western Washington recurring office cleaning runs about $0.15 to $0.20 per square foot per visit for a small office, less for larger buildings. The final price depends on restrooms, kitchens, floors and frequency.
A building's square footage alone doesn't say how long it takes to clean. A range on the phone is fair; a firm number needs a walkthrough. We give both.
Expect about two to three times a standard visit. Quotes we've seen in the Seattle area put a deep clean of a 2,000 sq ft office near $950 against $379 for a weekly visit.
We walk the building, write every room and frequency down, and send the price within a few days of the visit. No contract to read yet. Just a visit.
