Janitorial vs. commercial cleaning:
what's the difference?

Janitorial service is the recurring clean: restrooms, trash, kitchens and floors on a nightly or weekly route. Commercial cleaning is the wider term. It includes janitorial service plus periodic and one-time work like carpet extraction, floor stripping, post-construction cleanup and disinfection.

In practice most companies use the words interchangeably. What matters is whether the company you hire does both, so the floors and deep work don't fall between two vendors.

Periodic

Scheduled every month, quarter or year: carpet extraction, hard floor scrub and finish, high dusting, interior glass. Floor care.

One time: post-construction and move-in or move-out cleaning, disinfection. Quoted after a walkthrough.

Commercial cleaning vs. house cleaning companies

Many companies that answer to “commercial cleaning” are residential maid services that also do small offices. The signs: hourly pricing per cleaner, a “standard” and “deep” clean menu, and no written scope. That can work for a small suite. For a building with several restrooms, a kitchen and floors that need machine work, look for a company that writes the scope room by room and checks the work.
