Contracts

Commercial cleaning contracts:
what to check before signing.

A fair cleaning contract attaches the written scope, lets you cancel on 30 days' notice, and says what happens when a visit is missed. Be careful with one- to three-year terms that renew on their own and charge a fee to leave.

Here are the clauses to read before you sign.

Clauses to read

Term and renewal

How long, and whether it renews automatically. A short first term, then month to month, is common and fair.

Notice to cancel

30 days is normal. Watch for cancellation fees or notice windows that only open once a year.

Scope attached

The contract should point to a written scope. Without it, “cleaning services” means whatever the company decides.

Missed visits

How fast a miss is re-cleaned, and whether you're credited if it isn't.

Price changes

When the price can go up, by how much, and with how much notice.

Insurance and keys

Liability, workers' comp and bond amounts, and who's responsible for keys and alarm codes.

How ours work

Month to month after the first 90 days. The scope is the agreement; if we're not hitting it, you shouldn't be locked in. More answers.

What we clean

Get a written scope and a fixed monthly price.

We walk the building, write every room and frequency down, and send the price within a few days of the visit. No contract to read yet. Just a visit.
